*By the Thai Law a foreigner who would like to operate a business in Thailand has to have at least 2,000,000 baht of Company Capital then the foreigner to be eligible to apply for a visa and work permit (2 million baht capital for each foreigner employee).
Thailand Title Deeds
Sor Kor 1 Sor Kor 1 is a certified document of land possession as evidence to prove how much land he/she has the right to occupy. A person who occupies the land shall have prior right over the one who has the certified document because the main concern of this document is occupancy. The Sor Kor1 can be sold and transferred by delivering the right of possession without registration. Nor.Sor 3 Nor Sor 3 is a title deed that indicates a person’s right over a certain plot of land and it is confirmed with neighboring plots. The Nor Sor 3 is recognized in Thai Property Law and the land owner has the legal right to take possession of the land. The land can be sold or transferred and can be mortgaged with the Land Department. Nor.Sor 3 Khor This type of land has the same legal basis as Nor.Sor3 however, the Nor.Sor 3 Khor includes a survey of neighboring land (the land area parcel points are set by using an aerial survey). Nor.Sor 3 Khor Nor Sor Si Jor (N.S.J.4) Title Deed This Title Deed has known as the Chanote, it is a certificate of true ownership of the land. This title deed type confers the strongest property right of the land. As well, the Chanote indicates ownership clearly , registrated rights, mortgages or rental agreements, land’s details, location, dimensions and obligations.

Prenuptial Agreement

A Prenuptial Agreement is an agreement that a couple makes before performing their marriage registration. The agreement shall list all assets and debts and establish ownership in order to arrange the property division if the couple divorce. This agreement shall be made before the couple get married and annexed to the marriage registration as under section 1466 of the Civil and Commercial Code “The ante-nuptial agreement is void if not entered in the Marriage Register at the time of marriage registration terms of the ante-nuptial; or if not made in writing and signed both spouses and by at least two witnesses and entered in the Marriage Register at the time of marriage registration stating that the ante-nuptial is thereto annexed.”

Adoption of Children in Thailand

In order to adopt children in Thailand you must submit application forms to the Child Adoption Center of the Department of Social Development and Welfare (DSDW). Under Adoption Act 1979, a prospective adoptive person must fulfill basic criteria as follows;
  1. Be able to legally adopt a child in his/her home country.
  2. Being at least 15 years older than the child.
  3. Proving a special need for children
  4. Being of good characters (no criminal record)
  5. Good physical and emotional health
  6. Be financially secure Certification of assets Other documents maybe required

Thai Visa & Immigration

Retirement Visa :

Eligible applicant
  1. To be aged 50 years or over
  2. Not be prohibited under the Thai Immigration Act BE. 2552 (1979)
  3. To have an income not less than 65,000 baht per month; or to have funds deposited in a Thai Bank of not less than 800,000 baht for the past 3 months or a combination of both.
  4. Not have a medical condition of any contagious disease.

Family Visa :

Eligible applicant
  1. To have proof of relationship
  2. To have financial evidence
  3. To have evidence of Thai citizen residency

Business Visa :

Eligible applicant
  1. Must earn an income according to Nationality as follows; 1.1 Europe (except Russia) and Australia, Canada, Japan, and USA (50,000 baht per month) 1.2 South Korea, Singapore, Taiwan, and Hong Kong (45,000 baht per month) 1.3 Countries in Asia (except Japan, South Korea, Singapore, Singapore, Taiwan, Hong Kong, Cambodia, Myanmar,Laos and Vietnam) and South America, countries in Eastern Europe, Countries in Central America, Mexico,Russia and South Africa (35,000 baht per month) 1.4 Countries in Africa (except South Africa), Cambodia,Myanmar, Laos and Vietnam (25,000 baht per month)
  2. A Company must have evidence of company registration within 6 months, certified shareholders list, balance sheet and financial statement, tax payment and social security payment.
